Tenant Not Responding

David Whartnaby

Hi all, I own a fourplex that is almost 1.5 hours away. How should I handle general communication with a tenant that is intentionally avoiding me. I am trying to set up a time for him to sign some paperwork (lease addenda) but he doesn't answer my texts or phone calls and I don't have the time to physically drive down there at the moment. Sending things through certified mail feels very "impersonable". What happens if he refuses to sign for certified mail or isn't around at the time of delivery and then doesn't go to "retrieve" the mail? What other options might I have? Thanks!

@David Whartnaby,

How long have you had the tenant and what is the addenda? If they have a current lease that is existing and has time left, I am not sure I would sign an addenda either. It happens all the time where a tenant has 6 months left and a new owner shows up and tries to get them to sign a new lease with new provisions. If the new forms benefit you and not them what incentive do they have to sign it? Now if they are month to month, then I agree send them a notice of non renewal and look for another tenant. Either they will come around or you will start fresh.

Good Luck.
