Post: Off-street parking, required? (San Diego, CA)

One of my tenants is referencing a channel 10 News piece from 2013 stating that I am required to provide 2 off-street parking spaces. The property was build in '56 and consist of two separate 2/1's, each ~700 sqft. There is a garage, however we use it to store all of our furniture (moved in with in-laws to return to school). As far as I can tell, the code referenced in the news piece only pertains to new developments. Is there any thing I am missing? The property is located in an urban neighborhood where driveways are near non-existent.

Thanks for the quick response Jon. She has never used the garage for parking just storage (of what I think is here ex-husbands stuff). She already parks on the street as it is, as does most of the neighborhood, so that is why I put street parking in the lease. I was not able to sit down with her to go over the lease but I wrote notes on a seperate page explaining the important points and asked her to call with any questions. A one car garage is worth quiet a bit more here and she is already $100-$200 below market on rent. I will be giving the tenant 60 days notice to vacate (and may offer some other incentive).

I recently purchased a two unit property that came with a tenant in one unit. She was on a month-to-month with the previous landlord which included the detached garage. My wife and I will need the garage for material/tool storage and it is in need of repairs any way. We want to keep the tenat so we did not increase the rent she was already paying and we had her sign a m-to-m lease that states only street parking is offerd. What is the best way let her know that we will take possesion? Should we offer a one time reduction in rent or cash to help move stuff out or nothing? Thanks. (I am working on getting a picture up.)

Thanks for the feedback every one. Sorry my response took so long, I got cought up in other things. It is more of a place to live with a bonus of getting our feet wet in the landlording business. Every thing is moving forward just fine so far. Just waiting on the VA appraisal. Time to hit the books/BP

My wife and I (late 20's)have just entered escrow on a multi-unit in San Diego. It is two 2x1 and a detatched 2 car garage. The back unit has a decent size yard and is on a pocket canyon. Both units are currently occupied but one tenant has been offered cash for keys and should be out of there before we close. We plan on occuping the front and fixing it up while renting the back unit. Once we are done with the front we would like to move to the back unit and fix it up as well. We are using my VA zero down for the mortgage. Our offer is $495K with seller paying up to $6000 of VA required repairs if any. After renting out one unit at fair market we will be paying what we pay currently pay in rent for a duplex. If I left any thing out please ask. Does this seem like an oppurtunity to get into the world of REI? Thanks in advance for your feedback.
