Check Chicago Controls...they offer temp limiting and auto set ba k thermostats. I've installed them in my 8 unit building with gas boiler this fall and have already seen a difference....in the gas bill and tenants mindset.

Shutters and some simple, low maintenance landscaping would certainly create some depth....just be mindful of any additional trimming/weeding when developing the landscape plan.

How is the 10% structured in terms of the over all deal? What are the details of the investment payback? (i.e. 10%of the profit at the exit and a preferred rate of return during the hold period?)

Hmmmmm...these sound like "professional" tenants to me.  The request to deduct repairs from the rent is always a red flag and a clue that they could be tight on money.  How well did they qualify for the property in terms of income/credit/job history/rent history?

I just recently purchased a Whirlpool set for my 8 unit property and have been very happy with the set so far.  My brand decision ultimately came down to the relationship I have developed with my appliance vendor and the lines they offered.  Keep in mind the value of developing this relationship now for future needs and possible repairs.
