I have a question for the community here. I'm going to state some perimeters to guide your answers. 

Imagine you're in your mid-20's, live in Scottsdale, no family, single, and unemployed. 

You do, however, have access to $150k in cash. 

Your knowledge base is low. Your network is minimal. Your experience is nonexistent. 

You would prefer to remain in Scottsdale but realize the market is saturated and the prices high. 

And finally, if your being honest, you're terrified and would absolutely be medically diagnosed with analysis paralysis.

Good afternoon BP! 

So I finally made my first cash offer on a condo in Scottsdale! It was rejected in the highest manner possible as I received a letter from the agent telling me it was too low to even counter!!! :) Good times. 

Anyways, I'm 24 with a decent cash reserve to start flipping and investing. I want to purchase a property to live in and rent out the other bedrooms to my friends. However, when it comes to financing I'm struggling because I don't have any W2 income. I know private lending is an option but the numbers don't work with the interest rates. 

So it got me thinking: I probably need a job to produce some W2 income. The problem is finding a job that will allow the flexibility and time to pursue a real estate investing career! 

I also think it would be smart to find something related to this field. It would be sweet to work with someone who does fix and flips but I don't know if that's even possible. 

What jobs do y'all suggest?! :)

I'm buying my first investment property in Arizona. I will be homesteading the property. Should I put it in my name or my companies?

Good afternoon,

I'm 24 and a fresh college graduate. I'v been building my foundation for the last few months (education, team, vision, etc). 

I'm now looking for an apprenticeship. I understand this will require me to offer value to whomever I work with. 

Specifically I'm looking for an investor who has extensive knowledge rehabbing, buy and hold/rent, and multifamily. 

My goal is to help someone and in the process learn strategies, techniques, etc

How do ya'll go about finding agents? Do you have multiple agents working for you? I could see that being frowned upon but I don't know. 

Also, do residential agencies have buyers lists like commercial firms do? For instance, if I call and say, "I'm looking for X in X area at X price, let me know if you ever find anything", do residential real estate agents do that? 

One more: I'v been thinking that finding a young go-getter type of RE agent might be the best route because they will work their butt off, any thoughts?

I'm Christopher Davis. Graduated college last week with a degree in Christian Ministries (Biblical studies emphasis). 

Have been involved with some entrepreneurial projects in other fields before deciding to start my career in REI.

I think i'v read every book on the planet related to this field in the last three months and now i'm building my team and putting the foundation in place for the long term. 

This guy is an avid golfer (though my handicap might not agree).
