My company has funded me for an initial $250 marketing campaign. I know it's not much but they are looking to see what I'm capable of doing with $250. If you had this amount what would you do and why?

I have been reading that becoming an unlicensed RE assistant allows you to use the agents MLS. I have confirmed this is the case in Knoxville, TN. Has anyone done this and do you get your own separate access or are you sharing with the agent (and thus risk overlapping and getting kicked off).

One of my partners is an agent and I really want to be able to use his MLS while he's unavailable to pull comps. If I became his assistant would that be legal?

But not actually purchased the home? My team and I in Knoxville Tennessee have been approached by a family member to do the rehab on their property before they list it. Our initial thoughts were to request all profits over and above a set number. For example, if the home in its current condition could sell for $405k, to request all additional revenue over and above $420. This gives them a $15k incentive. The tough part is structuring it so we are paid before taxes and commissions. A better way to structure might be to say we get paid the difference between the $420 and the selling price. Any help would be appreciated!
