One thing to remember you will be held to a higher standard in the event of a deal that goes bad. When you carry errors and omissions insurance you can become a target. Regardless of the circumstances of the deal people file lawsuits.

Just for your information check with the local city to see what setback city code specifies. Sounds like there is no setback where fence is.

Check local building codes. Some jurisdictions require carport. I would consider converting entire 2 car to living area but leave front 5 feet walled off for storage locker .

Was appraiser for 15 years, have reviewed many fraudulent appraisals, appraiser is only interested in making lender and realtors happy to get more work. Now we have appraisal management companies that supposedly insulate buddy / buddy relationships but AMC's are owned by lenders. "Look out kids they keep it all hide"

Hot quick dry mud. Sometimes walls can look like new with splatter or knock down finish. You can rent a texture machine from a good paint store

I would try to buy with a small down payment a fixer upper , put some sweat equity into a flip. Once you get the first flip 1031 exchange into next deal

I don't think the fundamentals are really in place. Employment numbers are getting better, but really are they? How many people have stopped looking for a job ? What quality of jobs are being created ? Aren't current interest rates artificially low ?

The latest news is the QE3 is going to slow down but the FEDS are going to keep interest rates low even if unemployment drops below 6.5%. It appears to be the usual manipulation by the FEDS.

Good luck trying to figure out the real estate market.

Bakersfield is another area you might look at. They get big swings in values and when things heat up in Los Angeles, Bakersfield benefits. It does it a bit hot in the summer !
