This is awesome, and I'm surprised no one has replied. I'm new to this subject but would love to learn more about "social impact funds". Do you have any more resources, Elizabeth, as to what this means?

But in all seriousness, where is it? I can think of 10 people off the top of my head that would want that land. All dependent on location / zoning though.

Architects, developers, contractors, manufacturing plants, added warehouse space, solar farm, grazing leases, sub division, outdoor resort land leases, luxury spec home, trailer park.

Point is...30 acres of what? And where?

Every pre-fab company I've spoken to over the years has said about the same thing. They are more expensive than stick built but the value is in their speed. So a higher upfront cost maybe, but can be between 10 - 20% faster build time.

My initial take on your project is that tearing down the entire thing probably won't pencil. Your project has value in the land and the construction at this point, so removing all of the existing construction value at this point probably isn't a good idea. Conceptually of course, I don't know what you're trying to achieve.

Run spreadsheets on both options and see what you get. Call a contractor and ask them about renovation pricing VS. new construction. Your permit fees alone for new construction might prove too high to do a tear down.

Does your architect have it in their scope to do bidding services? I would get the CD's finished, bid the project, have the architect review/manage the bids and have them grill the contractors on their pricing. It sounds like you are getting the, "we're busy prices," which means they are bidding high because they don't really have time for your job. If they get it, then great, they've made a boat load. If it doesn't come in at what you want, reach out farther north. We have GC's up here that would love work like that and would probably give you better pricing to get their foot in the door.

There are also national contractors that have teams of people that move to the area to complete a job. North Dakota comes to mind. A few guys there can do projects this large and they charge less. Just some thoughts.

Are you talking about making the roof structure itself concrete? Or using concrete roofing tiles over another structure?

If the 4th floor was an open roof deck maybe? Even if you did 8' floor to floor dimensions you would be at 32'. You'll have a code required head height of at least 7'-6" if you're using the IBC and depending on the depth of the structure, which probably won't be less than 12" (in wood) then you're at an 8'-6" floor to floor dimension.

You may get clever and do some split level work. How wide is the structure you're thinking? Steel may get your structural depth down, but will also up the cost.

The biggest red flag I saw in this thread is that if the zoning allows for 4 units, is that per acre? Because now you'll only get 2 units if that is the case.

Before you worry about cost of construction, I would verify that this project can get entitled. Call the planning department asap!
