I know people who have done this, but the pitch is always to people they know. I can put a direct dollar amount to my in-kind investment in a project. I'm sure if you put a value to it, a good business plan, and some real charismatic sales skills you could do what you're trying to accomplish.

It is always with private investor's though. I don't banks would ever consider this option. (Just a guess here.)

+1 on be the bank. Seems like a good way to get a variety of portfolio projects at your door. Perhaps you could be a mentor for hire, too?

With all of your experience, you'd know exactly who you'd want to fund and what return you'd like to get back.

One good way to find some really great GC's....call local architects and ask. They LOVE keep the good ones afloat. They are like gold, a hot commodity!

Hello all!

Just signed up to BP to hopefully engage in some development discussions. I've been studying to become an architect for the longest time, and am one final test from becoming one. I'm an architectural designer living in Redding, Ca.

My interest here in BP is to learn the mistakes / successes of others developing real estate. I dream of doing projects that focus on good design and sustainability more than anything else.
