+1 on this advice. Call drafters and ask how much they would charge to do "as-built" drawings. Once you have those, ask the GC if his drafter can add the modifications to those as-builts necessary for permit. Getting as-builts from a drafting service that specializes in this could be a relatively inexpensive way to get this done. At least for your first phase.

Curious if anyone out there has a good spreadsheet template for single family residential development? I know the permit / impact fee line items and construction line items, but its all of the other items I don't.

Appraisals, agent fee's, cash flow, etc. etc.

Any input would be appreciated. Thanks!

Does your city have zoning plan that is available online? That should tell you if you're allowed to do the 4-plex. The zoning code should have an allowable number of people per acre. You'd need to check that before you do anything.

Hi Katrina - Do you know what the scope of work is? Has the city given you a list of items to fix to legalize it?

Lots of opportunity out here to do multi-family / condos / apartments in an dilapidated downtown that has been left alone for 20 years and is now getting large scale state grants to build. Lots of property value will be created over the next 5-10 years here!

@Damon Allen I know it is a bummer, but that actually doesn't sound as horrible as I was thinking. Ask your current electrician who the electrical engineers are in the area. Call one and make sure to give the electrical engineer the plan check comments or comments from the city and ask for a quote to address those comments and prepare permit ready plans.

They should give you a timeline, cost, and anticipated date of permit submittal. Once you have that, you can call and ask the city what their typical review / approval time will be. Hopefully this process can be done more quickly, but I think your 1 - 1.5 month timeline is reasonable. (To complete the work, I know your anxious to move!)
