Hey @Michael Watkins welcome to BP! So the quick claim the seller is does not guarantee clear title meaning you can't go after them for any judgements. If you are worried about taxes/liens/outstanding get the title done, will cost you only a few hundred bucks and save you the headache. For taxes most counties (not all) have those records updated on the Tax Assessors website to the public so you can see if there are any outstanding taxes on record. Hey @David Rey, most Escrow companies have recommendations or vendors that they use for those title reports so I would reach out and ask them. Hey @Kedian West, so I would recommend Metro Brokers Academy. Even though I didn't go through them (I used Real Estate Express online) I currently hold my license with them and what's great is that they reimburse you the cost once you complete a certain amount a sales transactions. I'm an investor as well and having your license not only allows you to cherry pick the deals you want to keep but gives you more in depth information on the market along with access to training (depending on your broker). Hey @Nadine Khreisheh and welcome to BP! So wholesaling virtual I would definitely recommend the Sunbelt states just based on economics and where there is a net positive job/population growth. I'm on the commercial side with apartments and many investors I work with and wholesalers I know love these states, but I would definitely recommend having someone that you trust in that area to assist or as they call it "boots on the ground" to make your life easier. Hey @Chris Turner and welcome to BP! So multi-family are mainly valued based on the income approach so you are looking for the NOI and that's capitalized at a specific yield that an investor is willing to pay for that property in that specific area. This is a general valuation but different operators will come up with different valuations based on their business plan and how they will operate the property. I'm an investor myself and commercial realtor that works with apartment owners/buyers on the valuations so would love to help out just send me a message. BP has some great calculators to start with but you eventually want to have your own database from scratch or software with "Your" specific needs. @Safwan Tas Welcome to BP! To start finding brokers I would start with loopnet (not specifically for the properties) because many brokers post here. Reach out to them, build rapport with them over lunch/coffee and explain to them what you are looking for. BP is also a good source to find brokers in your area to network. Your local REIA is another great location and ask investor who they recommend.
