10 Unit multi-family. See value where others don't!

Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $360,000

10 unit apartment complex plus additional warehouse.

What made you interested in investing in this type of deal?

Location and return

How did you find this deal and how did you negotiate it?

Fellow investor, we were partners in another deal and I took this one over from him.

How did you finance this deal?

Commercial financing through a local bank.

How did you add value to the deal?

Renovated the units and increased rents.

What was the outcome?

$$$$ lol, positive monthly cashflow

Lessons learned? Challenges?

It takes time to get poorly managed units up to par. Tenant turnover can be your friend if you are patient.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Most of the agents are listing at "7 caps". However you will see that this is pretty subjective. They are based off of projected rents, often exaggerated, do not include management fees, and have low maintenance costs which shows because of the conditions of the property.
