Hey @Fhanillia Menard,

The previous comments are great advice. If I were you I would begin to continue educating myself (podcasts, forums, blogs and oh yeah podcast against) because that will give you the motivation to continue being creative to start investing. If you don't have the money, no problem, find someone who does or someone who you can shadow depending on your investing strategy. Keep posting on the forums if you have questions and get out their and network by going to local reia meetings, driving for dollars (that's how I found this off market 19 unit yesterday I'm closing on at the end of the month), and telling everyone you meet/know what you do. Hey BP,

I hope everyone had a great Thanksgiving and enjoyed time with family and friends. So yesterday I stumbled upon a 19 unit off market deal while driving for dollars in Macon, Ga where I do all of my investing. The owners and I were able to work out a deal because they need to get this off their books by 12/30/16. They are carrying back 80% of the loan and I'm coming to closing with the other 20% down, which I already have ready to go. The property needs anywhere from 75k to 100k worth of work to get it 100% occupied and where it needs to be. 

So I'm asking if anyone knows of any great hard money lenders with reasonable rates that could provide rehab dollars effective once 2017 kicks off. It's already a great deal because I'm buying into about 90k of equity before even touching the property with an additional 100k to 150k once I have completed the rehab. 

Any referrals would be greatly appreciated and thank you again BP community for all the education you have provided me over this past year. This has lead to all my success this year and many more to come!

Hey BP,

Wanted to write a quick post because I'm looking for lending on a 5 unit and duplex that are next to each other.

Long story short, I went my initial lender and he can only do 4 units (tried to get an extension to do 5 but was rejected which took about 2 weeks) and was referred to his buddy who is a lender as well, but he is so swamped with loans that he only wants to focus in his particular county (this took another week).

These properties are located in Macon, Ga with great returns as I have already ran multiple scenarios using the excellent BP calculators. I already have a SFH that I just finished rehabbing and placing tenants last month (still need to share with you guys that story with pictures), but I really need someone to come through with possibly wrapping these properties into 1 mortgage (the same owner for both properties).

I will have no problem with the underwriting process and getting pre approved as I have no outstanding mortgages with about a 760 to 770 credit score. I also have some private money and my own that I will be used for closing on the property.

If you're a lender that can work with me on this deal and wants to build a long term relationship, feel free to reach out via thread post, phone or PM because I plan on building my port with you.

I am more than welcome to give more details on this deal as well.

Welcome @Nicholas Norris,

This website is full of resources and very knowledgeable individuals that are always willing to help. Just as @Sandra Lei M.and @Mathias Bekele have recommended, start with UBG and go through every last one of the podcast whenever you are in the car, at night or before class because this my friend is GOLD. I'm on my 2nd round of going through the podcast and combined with all the forums posts, they have taught me literally everything I know. It has lead to my first 2 deals and I currently have another short sale under contract for my 3rd this year. Long story short, this is my first year and I'm accomplishing things I believed were to tough and you can do the same thing! Atlanta is a great market with tremendous opportunity to begin your RE investing.
