Sounds like a good plan Johnnie. I would suggest you try to define the repair/rehab costs before you bid on a property. Otherwise you might find the price you are offering is too high to allow you to make a profit. 

I am also planning on bidding on a couple SFRs in the near future but have a question about existing tenants. If an auction purchased property in Spokane has an existing tenant, what is the procedure and timing required for eviction if we wish to renovate the property?

Does anyone have a recommendation for an architect in Spokane? We are flipping a 4-square on South Hill and looking for an architect who has experience with this type of rehab project.

We are also located in Seattle and are taking steps to begin investing in the Spokane market. We have focused on flips but do plan on eventually acquiring rental properties.
