Loc, Here is how I would structure this property for my client. Keep in mind, I structure my deals for my clients with no money out of pocket.

ARV $100,000
70% 70,000
-$1,000 closing attorney fee
-$10,000 rehab
-$3,500 hard money interest
------------------------
$55,500 should be your sale price
$48,250 your price
-----------------
$7,250 Your profit, you will need to deduct about $1,000 for your own closing attorney fees. Now your client will refinance the property at 75% and the closing fees on the back end will be included into the refi. Hope this helps.

Joshua, since we are making suggestions, I would like to make one. When I am doing a post like this one I have only a few option tabs above. There is another real estate website that has a more user friendly version when it comes to posting and if you could update this sites it would make it more user friendly and can make the posts look better. Just a thought. Thanks Joshua

Colin, another possible spin for you is to become a hard money lender. We have private hard money lenders that only lend to our investors. They make 5 points right off the top and then 1 point per month on the back end. If you are making several loans you can create an income stream greater than any interest rate out there. Our HM lenders are doing very well. Just another options for you.

Maybe I need to reword what I have said in my previous post. When I was talking about proof of funds and ernest money, I was referring to buying property from a bank foreclosure agent. If you are buying a property from a motivated seller you will not need ernest money or proof of funds, only will it be needed if you are trying to buy from a bank agent. Wanted to clarify that. Thanks guys
