I have been trying to build my team to get started and I'm  looking for a investor friendly realtor. I was thinking I should look for someone new like myself.  I'm thinking someone that has a lot of experience will not nave the patience or take me seriously. I'm in Milwaukee WI and all this is new to me.  I have called countless realtors and for the most part I feel like I'm getting brushed off. So should I look for newer realtors or do you guys have any suggestions.  I am very appreciative of all the help and advice I receive.

I'm still new to real estate and I would appreciate any advice I could get.  My mother just bought a duplex last year in Chicago with a tenant already living there.  The tenant told her she was moving and will live out her next two months with her security deposit. We don't know what to do in this situation. The old landlord never gave her the security deposit we don't know if she even gave him the deposit.  What should my mother do take her to court or just let her leave?  What should the next action be? Thanks in advance.

Thanks Rick. I just made the cards and I'm just waiting on them to come in the mail in a few days.

Assuming you will be networking with those cards, the 'we buy houses' can go on the front then on the back you could pose a question to get referrals of motivated sellers (foreclosure, retirement, probate, transfers etc)

I will be putting I buy houses and my phone number across the front and on the back do you know someone who needs to sell and I pay $500 dollars when I close on the house. Going to put them on cars at like Walmarts and just places where I see lots of cars and the mailman

I was also thinking about giving the cards to like the mailman and putting them on cars any other suggestions I just can't think of. I'm currently working at an airport and I know there are hundreds of cars in the employee parking lot any given time. Just trying to get in front of as many eyes as possible.

I'm looking for cards. I saw a video a while ago when I had analysis paralysis. The guy made cards that look like bandit signs. I can't find the video anymore. I was thinking that was a good idea and want to implement that. Does anyone have any suggestions on what I need to put on the cards.  He had yellow cards that stated we buy houses on the front and his info and on the back there something about a cash offer when he closes on the deal but I don't remember word for word on what he put on the back. Does anyone know where there are good deal on cards in bulk?
