Depends on your bank, but yes most banks want to see 6 months on title before they will do a cash out refinance.

Craigslist and Zillow are all you need. If you're not getting hits on those two then you're either overpriced or need some better photos.

My inspector in Seattle charges $400 for the first unit and $150 per unit after that. He's incredibly detailed.

Why do you care? Are you thinking you're going to get a deal by finding the agent first before it goes on the market? Good luck with that...The situation you described happens every day at every auction, probably 40-60% of the time. Those properties don't get cheaper when the bank puts them on the market, sometimes a year later.

I agree about the permits. I've had to do this before with an unorthodox but obvious 4 plex that was listed as a triplex in the records. Lender wouldn't commit until the county changed it. At first I got "it will be two weeks until we can send someone out" but after hounding them for a couple days, including a visit in person, I got them to eventually change the classification over the phone. Keep bugging them.
