I need a money partner ASAP for a deal in Lynnwood, WA. One of my investors said yes yesterday and then backed out today. This is an SFR fix and flip project in Lynnwood WA. I have a lot of experience and pay competitive rates for money partners. Need between 50-100k to fund. Please text me if you want more information. And the timing varies depending on the type of change. Most go into effect on Jan 1, 2018 but some not until 2019.

The bill that was announced yesterday did not include removing the exemption for owner occupied homes so you’re fine.

Thanks @Jay Hinrichs  for clarifying. If the note can sell for 95% I wouldn't need to raise the price much at all. This is all very hypothetical, I'm just interested in knowing options. 

To clarify my statement, I didn't just raise the purchase price 60k to cover the loan buyout, but the home is worth more when being sold with owner financing so I would expect a slightly higher purchase price from the buyer.

Ah, good to know. I was thinking 6% amortized at 30 with a 5 year balloon.

@Wayne Brooks Feeling that way as well Wayne. I did bump up the purchase price to cover the 60k loan buyout so the price would be lower if the buyer could pay cash or conventional mortgage.

Yes @Roman M., I would make sure the borrower is in good shape.
