Looking to buy Single Family Home / Duplex in Seattle Area

I'm looking to purchase a single family home / duplex in the greater Seattle area. Looking for something rent ready, without a need for much if any rehab. Just want a clean, simple spot that I can purchase and then immediately rent out and earn a nice cash flow.

Am open to other parts of WA state as well, but would prefer the Seattle / Everett / Olympia general area. Ideally the place would be some kind of foreclosure, distressed seller in some capacity so I can get a good deal and bake in some capital gains from day one. 

Would like to establish a relationship with a quality real estate agent in this area, who will have my back and keep an eye out for me for deals. 

I'm ready to start building a real estate portfolio to invest my savings, (don't trust the stock market at all at these levels), so this first purchase will be key to get me off to a solid footing. 

In full transparency and honesty, so as to not waste anyone's time who may be only interested in working with veteran investors, this will be my first purchase. So I will need a little bit of patience and coaching to help me make a good decision and fully understand all aspects of making a good purchase. I'm a quick learner though, honest and highly motivated. So if any agents / direct sellers out there are open to giving me a shot and helping me get started in this business, I'd much appreciate you reaching out.
