@Rhiannon Then

There's all sorts of investment markets in the Cleveland, Ohio area, anywhere from A-F caliber neighborhoods. You should first figure out what sort of asset class you're looking to invest in and target your areas from there.

Regarding Cleveland v.Columbus.... They're probably pretty similar from an investor's perspective, both legitimately sized cities in the midwest. I stick to Cleveland because it's local and that's what I know, but if I lived in Columbus I'm sure operate there instead. The real point is you should invest in areas you know well and that are close to hope, as long as the numbers make sense. If you're priced out of your local market (California, Manhattan, etc.) then look remotely.

@Stephen L.

I've been using RentecDirect to manage rentrolls and perform tenant screening. I run criminal background check and eviction screenings. It's relatively quick and easy to fill out the requests and they come back quickly. I don't pull credit, but the properties I manage are in C and D areas. If I were managing in A and B areas I'd use a stricter criteria. Make sure you screen for income too, as that's really the most important factor of all.
