Post: Cash flowing a short sale during negotiation?

Anyone ever heard of this? I do short sales & someone I recently met cash flows the properties while they are negotiating with the bank. They do a month to month lease or rental on the property during the negtiation proccess. Anyone done this? Seems like you could make $$ while you are waiting to get the deal done, but what are the implications?? Not sure how it works. Just curious.

Direct marketing. Either letters or postcards. Just figure out what area you want to work & work it. I get alot of leads from sending letters to people on NOD lists.

I have also had good luck finding buyers through real estate agents. Most of them know investors that will be looking for properties in their area. They will want their fee, but if you are in a pinch, it's better than losing a deal.

I have used them. You just have to find people that are productive & people you can trust. Get all the agreements in place as well.

Being a client of TCS I can tell you that Lee J. is correct with the issue of competition & also the fact that TCS delivers on their promises. Their network is very specific on the properties they will invest in. Short sales are very time consuming & a numbers game. Just do your homework. I know the TCS team personally & I do business with them. $ 5K is quite a bite, but if you do exactly as they teach you, it does work. I would also suggest that you creat your own buyers list too. Dont put all your eggs in 1 basket. They do have a strong investor network though.

Learn to read body language. Then it's easier to tell when you're about to get punched in the mouth!! Meet alot of pi**ed off people out there. It is good to talk to people face to face though.

I've been using letters. Did great for a while, but dropping off now. Think I'll try postcards & see how it works out.
