A friend had a nieghbor that was losing his house. I signed the nieghbor. Negotiated with the bank. BPO was 243K I got it under contract for 123K assigned it to a friend who got financing & walked out with $11,500. Buyer doesnt have to be cash. Cash is alot easier, but not required. Now I work with agents & brokers to find sellers & buyers. Thta process took me about 2 mos. for acceptance & another mo. to close due to buyers financing.

Back then I got screamming deals & wholesaled them to cash buyers or got an end buyer from an agent. If you can form a good relationship with an agent that gets it, they can be extremely valuable to you. That would be my suggestion if you are starting out & don't have a buyers list yet.

Ok, so I keep hearing how this is illegal. Well, after spending my day discussing it with brokers, escrow agents & attornies, it's fine as long as you have FULL DISCLOSURE across the board. Everyone must know what is going on.

BTW. I just opened 4 escrows today & not 1 escrow agent had a problem with it & we are closing them by the 30th. How bout that?!
Now, tell the haters to pound sand, relax & as always.

Gotta get the BPO to come in right & negotiate the crap out of it. I was doing them in So. Cal. last year when the market was dropping 3-6% per month. A little more to do to make sure the purchase price is right, but it can be done.

I had the same thing. I kept everything the same & signed a P/A. I also have a short sale addendum signed by the seller. If you dont have a SS addendum, I can send you mine.

I hear new reasons every week why we will end up in jail for doing short sales & flipping. If it was illegal, eveyone would be going to jail & no one would be doing it because they would get in trouble. I disclose to the seller, lender, end buyer, agent, & eveyone else who I am & what I do. If you do that, no problems. Thats ok though, everyone that thinks it's illegal can continue to stand on the sidelines. Thats more for us! Thanks for the help!
