Doesnt make sense to buy a bunch of guns if he is going to take them away. The key is to have ones that they dont know about & cant find.... I'm just sayin. lol

I would have to say that MOST not All of them dont get it what we do, even after I explain it to them. They also seem to have control issues. They just dont seem to understand that doing business with me will make them more money in the long run as I am not just buying 1 property, I am buying several. There are a few out there that are ok to work with.

The power to make dicisions is an advantage from my perspective. I negotiate directly with lenders myself. An agent cant make the dicision to let me do that with their listings, hence the broker has to ok it. This is why I dont deal with agents. I deal exclusively with the brokers.

Ok, so when I do a short sale, I dont care what the loan amount is. That is irrelavent. BPO tells you what it is worth right now. Then take rehab costs. Then negotiate. I usually get the @ 60 to 70% of current market value including closing costs & rehab costs.

Hmm. I am doing plenty of deals in the I.E. I do however, look to Orange county & San Diego counties as well. I am just saying that it is not impossible to work the I.E.

Closed one in Northern California 2 weeks ago for $136,000.00- $5K in repairs- ARV is $240,000.00.
