Hello!

My girlfriend and I are looking to buy our first single family home in the Phoenix area this April. This will most likely be our primary residence that we will occasionally have to rent out ( AirBnB or VRBO) for when we are out of town for extended periods of time for work. Where would be a good place to invest?  We are open to all of the Phoenix Area ( Tempe, Chandler, Mesa, Peoria). It would be nice to still have access to walking paths, shopping, restaurants.

Hey Charles! My name is Kia, I saw your old post regarding bandit signs. Did you ever figure out if they are allowed in Phoenix and surrounding areas? Did you try putting them up on Friday and taking them down on Sunday?

@Matt Horwitz this is great!

I am definitely planning to be-safe and register an LLC for each state.

What is the ideal-way to register the parent-LLC (holding company) in this situation? Would it be registered in a specific-state or is there a way to register to cover the child-LLC's in multiple states?

@Ali Boone Hey Ali, thanks for responding. Yes, I am looking at starting LLC(s) because I'd like to invest in both rental properties and homes.

My situation is a little more complicated as I'd like to invest in multiple states.  I want to make sure that I am researched and covered legally.

Hey guys,

When considering a property - Is there a specific formula that will always yield a number on what the property value is to you.  If so, what are you looking for?

Further, how about location value?  What are the best ways to research how values may increase or decrease in specific areas?

Are there any reliable and consistent plans to use for the best selection of properties?

@Matt Horwitz, Yes!  This helps a bunch!  

One last question; would forming an LLC for each property be recommended? (as opposed to just in each state)

My line of thinking would be that liability from each property would be limited to that property alone.  If something were to happen, other properties would be unaffected..?
