Hey BP gang. We have been flipping in Dallas, TX for sub 200K house flips and just moved to NW Atlanta ( Woodstock). Wondering where we can flip here for the lowest price? We would be interested in partnering and also helping some other Atlanta flippers create their own comps by targeting the same neighborhood!

@Pamela Sandberg @Jake Saliba Thank you both for your responses!  Very much appreciated and helpful.

We have an excellent contractor and plan to do some things on our own as well.

Considering exterior enhancements; gravel, paint, fencing, driveway, etc - if the process proves lengthy, are these things we could try to begin on our own and get reimbursed for once the city gets around to approving them?

Hey all,

My partners and I are in the midst of a 4-week flip on a BRRRR Property in Texas. We purchased the property in cash and are looking for a cash-out refinance.

Since this is a partnership, we are performing the entire operation under an LLC. We are running into the common-issue of finding best terms for a commercial-loan of 80% on a 20-year period.

We are looking for a way to find 30 year terms....is this something we could achieve without putting the property under one of our personal-names?  (& having a transfer of property, tax changes, etc)

Hello everyone,

Outside of my current investment-team in PHX & DAL, I have suddenly come-across an opportunity to find & oversee flip/hold deals in a separate city that I reside in for part of the year.  Because my our team is currently investing in diff markets - these deals will be 100% funded by an outside investor.  The numbers on each deal will need approval by the investor but otherwise most work will be done by me and a friend/investing partner.  

Has anyone had success in a similar situation?  What's an appropriate agreement regarding portion of the revenue distribution?

Hello everyone, would be appreciative for any direction or feedback.  What is your preferred condo size for vacation-rentals?  Are there benefits to consistent bookings, price-margins, etc when searching bedrooms, bathrooms and square-footage... 

We are looking at either 2 BR or 3 BR condo's in Scottsdale for vacation rentals.

We have been looking in the Peoria area and like the newer style homes there as well.

Our goal is to stay under 300K. This will be our primary residence that we live in for the Fall and Winter. We typically have to leave for the Spring/Summer for work.

Scottsdale and Tempe may be the best options for short term rentals as these areas have good access to freeways and there is a lot to do in terms of entertainment and outdoor activities, which makes them ideal areas for out-of-town visitors to frequent. At this time of year, MLB spring training starts up and Scottsdale is home to the San Francisco Giants, Colorado Rockies and Arizona Diamondbacks while Tempe has the Anaheim Angels. 

Not sure what your budget is or anything like that, but these would be good places to start. I live in Peoria, not that far from the Mariners/Padres spring training facility and that area is also very popular with locals and visitors so North Peoria may be an option for you as well.

This would be a primary home that we would maybe rent out for the Spring/Summer if we have to leave for work.

This depends on whether you want this to be primarily your home or primarily an investment and also what type of investment.  If you are looking at it as a short term rental you want to make sure there are no local restrictions in the various municipalities and pick something that is relatively close to tourist sites, convention centers, concert venues etc.  If you are looking at a long term rental situation this may not deliver the best returns.
