Not for noting...just my opinion. But frankly it’s a little tiring hearing nothing but negative post from you jerryll. Every time someone posts something you shoot it down? Not matter what. Your the best.  Is that what you want to hear? SEO this, SEO that. Tired of hearing it. Enough already. This site is for encouragement and positivity. Helping one another. No one cares how good you are. A legend in your own mind for sure. Again it’s tiring. Period! Enough already. Trust me I haven’t just read a few of your posts. I’ve read dozens, and it all the same thing...your the best blah, blah, blah. Try to help people or don’t post at all...just my 2 cents

Ok, so tomorrow I'm meeting with a LOCAL investor/wholesaler that claims to have done 62 deals in my market in 2 years. Now she's virtual wholesaling in NYC and Georgia as well. Moving to Manhattan in Sept. She does charge for her time, which I understand. But shows me the ropes, meaning contracts she uses right here in Buffalo. Scripts, Attorneys etc...The deal is she charges me X amount, THEN we split the first 2 deals. Thinking that's a small price to pay for accelerating the learning curve. Especially for someone who is doing it right now in my market. Also (which I think is big) we use her current buyers to get the contracts sold quickly.

So I guess I asking, what questions should I ask of her? Do I ask to see proof of the 62 deals? Any others you can think of? I don't want to be rude and act like I'm second guessing her. Any thoughts or comments are greatly appreciated

@John W I totally agree. His program is mainly education, which is fine, but I need more instruction. I'm reading a LOT and learning from here and other sources. I actually have a call scheduled Thursday with a local guy. He also has a "bus tour" sheduled for next Saturday where he takes you to one of his houses he's currently flipping. So I plan on attending that. I think I need an action plan. What to do first, second etc...I think I have an idea of our market. Which is a start. Today I plan on "driving for dollars" for a few hours to try to get a list together of potential leads/prospects. So at least I'm doing SOMETHING to get going. What are your thoughts? Would to love to hear your opinion seeing your local to buffalo. Thank you for the feedback Norm

So pondering marketing (again...lol). What have you had most success with? REO's, pre-for closures, absentee owners etc...as far as lists are concerned of course. Thank you

Also thank you very much for the post. Very cool to see and hear of your success so far. I own1 duplex in the lovejoy area. Been good so far. Tenants have been there for a while, basically take care of the place and don't call with everything little problem. So, so far so good. And yes I hear you on the difference in streets. I live off Eggert rd. buffalo Amherst border. Defintely changes from street to street. I'm pretty familiar with area so determining value shouldn't be an issue (I hope). I'm starting to put my team together and hopefully marketing shortly there after. It a lot of work but I'm prepared for that. There's an REI meeting tonight at the Cove on transit rd in depew. I plan on attending. You should go, maybe we could chat a bit? Thank you again Norm

Can you explain "house hacking"? Have heard the term but not familiar with it?
