I've heard some people say it is useless, and others say it has generated business for them. There has to be SOMETHING to it if there are people out there who have benefited from it.
I can see how it can drive traffic to your website, ultimately leading to business. But then did your website generate the business or twitter? It's hard to measure, and that is the problem.
People have said they've made valuable connections on twitter as well. But how? Virtually everyone on twitter is a stranger to me. Do I just randomly @reply or direct message others in the real estate industry, and try to ignite some kind of relationship? I'm curious like Curt. Can any one who has had success using twitter share with us what they're doing?
As of now, I use it to share real estate facts, local news, blogs I read, and any other fun stuff I think others would enjoy as well. Hopefully I'll figure out how to make connections and get some leads!

It's got some great facts and tips for real estate marketing online. Very resourceful, and fun at the same time!

I just picked up Millionaire Real Estate Investor by Gary Keller. I just started reading it but some people I work with have read it and recommended it.

Reading these success stories in itself gives me motivation and helps get rid of fears! All newbie investors should come to this forum when they have doubts. Just knowing that it CAN be done, and learning how people are doing deals is inspiring. It is important to keep in mind that any problems you run into are all learning experiences. Embrace them, don't fear them!

I was wondering about cap rate myself, and have heard from multiple people that it is mainly used for commercial real estate. Your advice has reassured me that I don't need to bother with it at all, especially in residential. Thanks guys!

Great posts with lots of good advice, especially for young professionals and new investors like myself. I've learned from multiple sources that it all comes down to how and what you think and believe.

Young professionals have the disadvantage of others' not taking them seriously. But you first have to take YOURSELF seriously if you want anyone else to.

For me, time blocking is key. Like James, I outline specific time blocks for specific tasks. It changes from day to day depending on what I need to get done, but it really keeps me on track and focused on the task at hand.
