I have been looking at a 100 year old duplex to house hack. The numbers check out, it is fully renovated, but are there specific things I should look for in a house that old(even if its fully remodeled)? Questions to ask? Thanks!

I'm going to house hack a duplex and am wondering if conventional loan options with under 20% down exist, or if I am forced to go FHA? From what I understand a duplex would be treated like a SFR. Any recommendations on lenders in the area?

@Ryan Zomorodi I assume charging upfront fee as I would have no money of my own in the deal. It's a well established investor/rehabber, I'm just wondering if its a good way to get started with little $$, learn the ropes, and see the rehab process from start to finish.

@Christopher Giannino I mean pay a few thousand up front as a fee to work with them. I put nothing into the deals, just find the deals, bring them over and split the profits.

For a new investor starting out with no deals, what do you guys think about a joint venture with an established investor for flips? The deal is a few thousand upfront and you bring the deals, the other partner funds the purchase/flip in full and then you split the sale proceeds 50/50. Has anybody had experience with this situation?

I'm starting to look for deals in Jacksonville, FL ( 32204, 32205, 32207, 32216, 32211, 32225) to buy a Duplex using a FHA 203k loan and rent out half while living in the other unit.

My question is, when you use the FHA 203k loan, does FHA specify certain contractors you can use or are you free to choose your own? Thanks!

This may be a simple question... Once I find a solid deal and put it under contract to secure it, do I have an option period in which to find funding? Let's say I have a cash investor that I am partnering with. I find a great deal and want to put it under contract and then bring to him to handle the purchase. Does putting a property under contract obligate me to purchase it, or is there a few day option time for inspection/getting financing together? Do this differ by state (I am in Florida)? Thanks!
