@Tom Gimer The thought was to see if anything else changed in the past two months.

@Mike McCarthy The inspection repair items will not be fixed by closing. The repair funds will be held in escrow for me to schedule repairs after closing.

It sounds like a walk through the day before closing will be sufficient.

I had an inspection on a house done at the end of August. We have been negotiating repairs, lining up repair estimates, and have finally come to an agreement on repairs. Seller will cover all repairs and pay the vendors out of escrow after closing, at which time repairs will be scheduled. My question is, now that almost 2 months have passed, should I order a 2nd inspection since it has been a few weeks?

@Rich N. There is one other bathroom in the house that has noisy pipes when flushing, but no sewer smell. I cannot easily get to the pipes.

@Johann Jells The noise started about 6 months ago, but the smell has been within the past 2 weeks.

I may have to bite the bullet and get a plumber out here to take a look.

@Attila M.

2 week follow up: From what I've gathered there is no regulation against AirBnb in Jacksonville ( JAX Beach, Neptune and ATL Beach are separate jurisdictions and may have different rules). It seems to be alright as long as you have proper state licenses and are paying the city/state proper taxes (occupancy tax).

I've been having an issue with a toilet. Every time it flushes, you can hear loud noises in the pipes as the water moves through. Also every now and then there is a slight sewage smell in the bathroom. Any thoughts on diagnosis?

I see plenty of Airbnb listings in Jacksonville, but little information on short term rental regulations for the city. Are there regulations (hotel tax?) governing these short term rentals, or any special hoops to jump through when starting up?

When you refinance at the higher ARV your monthly payments are then substantially higher, lowering your cash flow, correct?

Hi @Sherrod Wesley, did you end up finding a multifamily with a FHA 203K loan? I am looking to do the same and am curious about your experience.
