@Bill Walston - I actually do know of Metrolina REIA, didn't think of it till you said it though, thanks. I just started going to the local real estate investors club and I will ask them about who they use and who is untrusted in the area.

Thanks to some of you guys I have gained the confidence to move on and do a little networking and marketing to work on finding some owner financing possibilities. I am going to try and find a lawyer to help with the contracts to make sure that when the title is in our name the mortgage owner cannot take it away unless the situation is that we haven't completed our piece of the deal. Ive never dealt with lawyers! so, I am curious where to find one, how to know if he is doing his job and how to know if he is charging me to much... I know it will be expensive.
I appreciate any and all comments!

My brother and I have, for years, been looking to get into real estate investing. we grew up around a father who was a very successful businessman and invested in duplex's from the start. In fact we worked on renovating these properties for him for extra cash through high school and college. Since then, my brother has been working in apartment communities and has dealt with the numbers and leasing side of real estate, he also has a degree in finance, so he is great with numbers. Me on the other hand, I have a great back ground in marketing and networking. The problem is that over the last couple years we have no capital. We have an idea now, that we have been constantly educating ourselves over these last couple years, that we will look to take over troubled sellers assumable loans, or go for a deal with a balloon payment. That is as much as we know.
If there is anyone who has experience with this or believes there is a better way to invest with little capital, I would love and appreciate your responses.
