Hey everyone,

So I just sent my first round of 500 post cards out 2 weeks ago and I have been flooded with calls!  I would like to write a post here to keep everyone updated on my 1st mailing campaign.  

In the meantime, can anyone give me advice on how I can handle all these calls?  I am pretty much on the phone for 3 hours a day after I get off work and I am simply exhausted. I estimate I have a 12% response rate with my mailers.

Hello Fellow Investors!

I just closed on a rental property in Austin, Texas about 3 weeks ago, and I have property manager in place already.

My question is:

1) What are some of the main things I should be aware of?

2) What checks and balances should I have in place to prevent unscrupulous managers from taking advantage of me (I am located in Southern California and I have a full-time job as an investment banker).

3) Because my rental is in a hot market, my property manager was able to rent it out in less than 2 days.  I have yet to see the contract but the tenants are paying.  Is it normal for the owner to see the contract between the PM and the tenant?

4) If anyone can provide me with their suggestions, I would highly appreciate it.  I'm more of a hands-on person, but because of my full-time job, I am not allowed to do so.

What happens if it is a tax lien tied to a middle of a lake, and no one bids on the tax lien? When the property gets foreclosed on, does the property just go back to the county?

Hello Fellow Investors!

I just attended an education sales seminar calling themselves "Simple Real Estate."  The speaker guaranteed the listeners that we can earn 24% investing in tax liens from Florida. Also, they said they have pre-vetted all the liens already, ensuring that we will be buying liens on great properties.  

My question is if the tax liens are so lucrative, why does the speaker himself not just reinvest everything in tax liens and just make a fortune instead of selling the tax liens to us? Also, the speaker says he does NOT purchase his tax liens at the auction.  If that is the case, where does he purchase his tax liens?  

Aren't tax liens subject to a bidding process where if there are enough bidders interested in a tax lien, the returns are bidden down?

Any advice and guidance would be highly appreciated.

I am a resident of Southern California and I'm looking to invests in rental properties.  However, after running the numbers, I cannot find a deal that will cash flow with a 20% downpayment (even if I self-manage the property myself).  

I want to invest in out-of-state rentals, but because I have a full-time job already, I wouldn't be able to monitor the rentals.  

Any suggestions here would be greatly appreciated.  Thank you!

Has anyone heard of New Western Acquisitions?  I am located in Los Angeles, and they are a wholesaler in the area, with locations in Texas as well.  If any rehabbers or investors has done deals with them, please feel free to share your experiences if possible.  Any help would highly be appreciated.
