Wow. We're in the same boat and seems like many of us here. I am making an offer tomorrow on 2 acres of land and plan on building at least 3 fourplex. I'll be following this thread so keep us posted please.

I think it's a red flag. If she lies about that then who know what she'll lie about whenever she's living on your property. It's better to wait another week or two on getting another better potential tenant. On another note we should connect and talk real estate. I see that you are in area near where I invest.

Right now looks like a good time to invest in the stock market but my question is will real estate be headed in the same direction as the stock market? Foreclosures? Evictions? Will prices drop? Just interested in hearing the opinions of others.

Hello everyone. I have tenants whose lease expires the 30 of this month and I gave them a 30 day notice that I will not be renewing their lease. I believe they vacated the property and are not going to pay me this month's rent. Regardless I will serve them a 3-day notice tomorrow to pay or vacate the property. After the 3 day notice and believing that they vacated the property, how do I acquire the property legally? I still have their deposit so I also want to know if I have to notify them that they forfeited their deposit. Please help me and I appreciate all the help.

Hello BP, I just sent a non renewal letter to my tenants and they have received it and are asking why I am not renewing their lease. I know us as landlords don’t have to give a reason but I just want to hear from y’all to see how y’all reply to the tenants. By the way, I am not renewing because they have broken the lease on several occasions such as having pets, too many “guests” in the home, and also they don’t keep the house cleaned. I want to avoid telling them this because I feel like if I do then they’re gonna get mad and return the property damaged and dirty.

Hello everyone. I currently have a tenant that has a lease until November 30th. It is a 13-month lease and I am planning to send them a letter (certified) of my intention to not renew their lease. I know I have to give at least a 30-day notice which I will because I will be sending them the letter this month but I wanted to know if there is anything else I should do during this process? What's the best way to prepare for this process? I am fairly new to this part of land-lording so please give me any suggestions to what else I should do during this process. I am curious to know how many investors on here have invested in a foreign country. I know investing in a different state can be complicated so I can't even imagine investing in a different country. I would like to hear from those who have or those who have thought about it before.

Good to know an investor near me. I live in Columbus (about 45 minutes away).  I'm fairly new to BP but have already started investing in real estate. I currently have 2 rentals and also pursuing a bachelors degree in Accounting. I chose accounting before I even got into real estate which I'm glad I did because I know that my accounting knowledge will help me in my property investments. I have a year left until I finish with my bachelors degree and then after that I plan to get my masters so I could get my CPA. To answer your question though, I would say go for a degree that you believe you'll enjoy. When having a career, you can save up and keep investing in real estate. There's a lot of material online that you can learn from so use that to your advantage. If you're ever in Columbus then let me know and maybe we discuss more about real estate.
