The pm I use do also have a lot of fees but I believe it's worth it. I use Aramis Realty. I bought in downtown Atlanta in Ashview Heights. It's gentrifying there and I personally believe Atlanta still has a lot of potential so hopefully we're both right lol.

@Michele Velazquez Hey Michele! I recently bought a duplex in Atlanta. I also bought in Atlanta to try to ride a lot of appreciation the next few years. I had inherited tenants but the pm I hired have been great so far. Let me know if you would like to know who I use. Curious to know what part of Atlanta you bought in.

I recently bought a duplex in Atlanta. I had inherited tenants but I did not want to manage it so I got a property manager. So far they have done great. Do you mind sharing your listing for Airbnb? Just curious to see it.

Hello! I just started my first Airbnb here in my local market. It was my primary which I converted to an Airbnb. I would 100% recommend local. Even if it's a seller's market in your area then try to put one under contract. If you hold it long enough then you'll get the appreciation so that'll be a plus. It would be best to see in first hand all the things that go into managing one locally and then look for one that you may manage that's further which is my plan. Just my opinion. Good luck!

Hello everyone. Recently, I listened to Sam Wegert on the BP Podcast #560. I like the idea of him renting out by the room to produce more cashflow on a property. I just closed on a property that's a 4 bedroom 2.5 bath. I am planning on making it to a 6 bedroom and 3 full bathrooms. Does anyone have experience in these type of investments? How did it workout and where I could get more info in regards to learn more about this type of investment. Thank you all in advance.
