We've had a horrible time with property managers. As we grew we had to try new managers.  It's so bad, I'm starting to take back some of mine a few at a time and manage them myself.

I've been an investor for over ten years and am always looking to create relationships with new Hard Money Lenders.  I have been contacted by the 3 above but would like to know if anyone on here has worked with any of these?

All of mine are in Orleans and Jefferson parishes.

 They do not write policies in Louisiana where all of my properties are located.

We just used Cost Segregation Authority. It was $3600.  For a 5 unit property.  They did a great job with it and we’ll definitely use them again.

DO NOT USE STEADILY INSURANCE

They are at best the most incompetent brokerage with which I’ve ever worked. They’ve taken payments for premiums and not bound the policies, and let the policies lapse without my knowledge. They do not communicate once you’ve informed them of how they screwed up. They’re absolutely horrific. I’m now scrambling to get 7 long term rental properties insured because of their gross incompetence.
