Thank you. I'm a real estate investor and only do business purpose loans. I also do 30-year cash out Refis on my rentals once they're rehabbed and rented so am very familiar with DSCR loans and rules. I'm just also always looking for a lender with better terms than the ones with whom I'm currently working at any given time.

We paid for a membership on the foreclosure-specific BP site but, when we click on a particular property, there is no 'call to action' link where you can see if a property is on a public auction site, whether it will be auctioned by a local government authority, or whether it is banked-owned.  I am seeing this for foreclosure and bankruptcy properties. The tax lien properties links show a link to the local governing authority that will auction the property but I am not seeing where to obtain more info and/or bid on foreclosure or bankruptcy properties.

We have been frustrated with Hard Money Lenders who source where our funds come from to make the initial down payment.  We have private investors who will lend us the money for the initial funds needed to acquire a property with a Hard Money Lender.  Once the lender sees a deposit in our checking account they ask where it came from and if it is for the acquisition they do not allow it.  They have first lien on the property do I don't see why it matters.  Does anyone know of lenders that will accept private money for the initial funding of the loan?
