@John Hickman First off, it is nice to meet you! I simply wanted to touch base with you about your question. I currently work for New Western Acquisitions (NWA). We are a large scale wholesaler that can offer you properties as well as other services to help you with your investment. Our volume is large in the DFW area. We have a Dallas office and a Fort Worth office that covers the entire metroplex. Typically, each NWA office (seven total, nation wide) will move anywhere from 20 to 30 properties monthly. @Hattie Dizmond Nice to meet you Hattie! I was curious, have you purchased any properties through New Western? I would like to get your insight on why you feel our deals aren't deals. Being that you are very intuitive and knowledgable about RE especially in Texas, your opinion would be good knowledge for myself. Maybe I can answer some questions to change your opinion? @Jonah Sleweon Since you are just starting out, you will need to figure out what works best for you. The time you do spend working does need to be productive time spent. It is easy to get sucked into "Marketing" the whole day and realize you have just been playing around on Facebook. 

Make sure you set daily goals that you are able to accomplish. Write them down and check each one off when complete. This will track your progress and give you motivation to keep going. Block off certain times for you to accomplish certain goals. If you are unable to accomplish them within the time window, move on and come back. 

Getting started is the hardest part because the deals, clients, and/or buyers are not just walking through the door. If you are not making those phone calls or setting those meetings, how is the client supposed to know what you can offer them? 

Always remember that you should educate the principle on what it is you do and how you can help them!

Reggie, 

To use your license, yes, you will need to work for a brokerage. The reason being is that the broker will supervise your activity and make sure everything is being done correctly. Here in Texas, your license will be "Inactive" if you do not have a sponsoring broker after passing the state exam. I am not sure how if the policies are the same thing in your area, but you can research them online.

Like most everyone is saying, I would keep your money and save more. The problem with having such a little amount is that most lenders need at least 30k to be able to lend on an investment property. Not saying that is true from everyone, but that is what I have witnessed in the past. 

If you are not looking to finance, then defiantly find a partner to where you both would have more liquid cash for the property.

Hey BP world! 

My name is Creighton Dippel and I am new to the real estate investment world. I am from Dallas, TX and was raised with two older brothers. Talk about needing some tough skin.

I left the corporate world this past summer because I wanted to enjoy what I do for a living. Real Estate has always been a passion of mine but I wasn't sure if it was right for me. 

Finally ready, I made the change and obtained my real estate license.  My real estate career is just getting started but I have learned a lot. I am working with a great company and I am finally getting my career started. My main goal is to learn the real estate investment business inside and out. I am very curious of all the avenues that real estate can include and I am eager to learn it all. My fellow co-workers referred me to BP and I am glad they did.  I look forward to interacting with you all!
