Looking for a commercial inspector for a 6 unit that I have under contract in Spokane.

@Kyle Varner I was thinking the same thing that the vacancy was low. I've had it posted on craigslist and postlets.

I've been getting a lot of showing requests but everyone is flaking and only had about 10 showings.

@Levi McDaniel I haven't tried FB yet but think I'll add that to my list of craigslist an d postlets. Are you managing the place yourself? I'm over in Edmonds managing mine.

@David Clinton III You are too right! I'm just being stuborn/stupid right now trying to prove to myself I can do it. I want to learn what I'm doing  before handing it off. But I'll definitely reach out to Jon. If he's anything like your handywomen he's got to be amazing. Say, you don't know of a tile guy do you? I need to patch a whole in the bath and Denise doesn't do that.

I totally was thinking the same thing about lowering the rent but thought I might attract the wrong people. I guess I'll just have to screen out the crazies.

Hi Guys.

I've had my add up for my 2bdrm/1bath off maxwell and monroe on postlets and craigslist for about 3 months now.

I've had some bites but not one application filled out. Is the market just that slow right now or is my 750/mnth rent just too high?

I looked at other rentals at same location, size, ammenties, etc. and they were in the $750 range. 

Has anyone had success posting in local papers or on Facebook market? I feel like I'm missing something and would love to get some feedback!

I've been listening and following the MHP Academy podcast for a many months now. I've got a ton of information from Kevin and Charles and looking to take the plunge. However, when I got to the site to purchase their course they finally have ready it won't let me actually purchase it. This has me thinking that maybe something happened and they had to close it down or it was SO successful they are now limited the number of applicants. 

If anyone has completed the course I'd love to get feedback of if it was worth it or an explanation of why I can't purchase it.

If not I think I'm going to have to go the tried and true method of the mobile home park university instead.

Any other recommendations would be greatly appreciated.

I'm pretty sure I"ll just have to keep the current lease agreement as the mother doesn't meet my min income requirements. I just am unsure of how the mother will react when I tell her I can't remove her son from the lease as she doesn't meet the min requirements...

Hi guys!

I'll try to keep this short. 

Inherited tenants on a year long lease. The mother and son were on the lease. Son wants to move back out of state so she wants to remove him from the lease. There doesn't seem to be any issue between the two of them he just wants to go back home. I'm not sure if should have all three terminate the current lease and have the mother sign a new one or just write up a lease addendum.

To add another issue to the situation. I'm not sure if I ran the income of just the mother should would qualify for my rule of 3X rent for monthly income. I assume that's the reason the son was included in the original lease. 

Any input or suggestions would be greatly appreciated.
