Looking for a handyman or plumber to fix a leaking bathtub.

Normally I would fix it myself but I'm an out of town investor and need to find a someone to fix a leak my tenant is reporting.

Any recommendations would be greatly appreciated.

@Arianne L. Thank you so much for your inspiration and tips. I really enjoyed your podcast and drive!! I've heard of delayed financing before but I'm curious if I'm missing something.. Could you help explain. The way I say it is option 1: You put 25%down and cash is locked up under traditional financing. Option 2: You pay cash then do a cash out refinance or delay financing and pull out 75% of the value but still have 25%cash locked up . Either scenario 25% of your cash is being tied to the property. Or is the benefit that when you pay cash and buy house for under the market value. Then go and do delayed financing the amount they appraise the house at is more than your purchase price? Very interested and was just about to post a similar thread. Depending on how many people respond might break it up? I'm north in Edmonds and would love to not have to commute down in that traffic. If enough people want to stay up north let me know. Could meet weekly in our areas, then once a month downtown as a whole. Just a thought.

I knew I couldn't change the current lease terms. I was just hoping I could write up an addendum with new payment instructions. 

It sounds like all I can do is mail them new payment instructions?

I know this isn't going to be what you want to hear @Jose Castillo but I actually was looking for my first deal for about 7 months. Mainly, I didn't have it narrowed down on what I wanted so I kept changing my requirements as I saw more places and locations. I think after 6 months I finally narrowed down what I wanted and where. Then it was the matter of waiting to find the right place. Both my places were found in the MLS. My first place was an estate sale and the family that took over ownership lived out of state so I don't think they knew what it really was worth and wanted to get out of it quick.
