Thanks @Tyrus Shivers

and @Andy Collins

I'll look into those options as well and compare them to Podio

Has anybody used Podio for their CRM?

I'm trying to find a way to efficiently manage my leads and came across Podio. It's free, which is great, but you need to completely customize it from scratch and before I spend time doing that, I just wanted to get some insight from investors that have used it.

If you have used it, what do you like/dislike about it? And did you find it to be comparable to other CRMs, once customized?

@Jared DeValk

What, if any, have you found the difference in calls from handwriting your letters and using your handwriting as printed font? I'm currently handwriting my letters but won't be able to as my list grows. This seems like the best possible replacement!

Hi Scott,

I am trying to research this exact marketing strategy but haven't found how to generated Trust leads. I know an investor that is killing it with these leads as it's a way to bypass probate and not too many investors market to such a list. He gets them from his title company.

I don't have a title company as my attorneys run title for me.

I haven't yet found out how to access these leads. I tried listsource but the results for Trust purchases for <=$100 didn't yield too many results and at higher prices were all retail sales. Have you found a way to access these leads in your research?

With your Absentee lists, how often do you pull new leads?

Through listsource, I came up with 190 absentee out of state owner leads with additional filters.

But this list is what it is because of the date of last purchase filter. So, it won't change unless a year goes by and I add another year or if a property sells and therefore drops off my list. Right now I have it set at years 1950 - 2000 with 40%+ equity.

Since this list doesn't really change, do you just keep mailing your same initial absentee list over and over until they're ready to sell?

Thanks in advance for your input

Hi Kris,

Did your friend/colleague sell their property? I'm a local real estate investor and am interested.
