Thanks everyone. I think we will add a few things, like Nest thermostat and keyless door along with some USB ports. Maybe the nest smoke alarms as well and make it all uniform. The home is geared towards 1st time homebuyers in B class neiighborhood, but there is alot of competition including new construction in the area.

Hello BP community! 

Are any of you adding any type of technolgy upgrades into your flips? If so, what are you doing or is this a waste of money and not really a value add for resale?

Nest type thermostats, keyless deadbolts, connected smoke alarms, wireless cameras, bluetooth items, USB ports, etc.

@Tom R. When the jackpots get this big, I will buy a few tickets. Like many have said someone has to win eventually, and you have to be in it to win it. Back when I did mortgages, I did one for a lady who had won the “win for life” scratch off. $1000 a week for life. Not life changing money, but it was enough to qualify her for her mortgage without working.

Just had my termite inspection yesterday here in South Jersey on a fix n flip I have under contract and it shows extensive damage in crawl space to almost every floor joist, sill, etc. Also damage in attic, so we now know there is some on main floor even though we cant see it. I am looking at about $20k in repairs but will try to get the price adjusted to reflect this or I walk away.

I lived in AC for years and now reside just off island. There is plenty of potential investments in the city, and the prices are reflecting it. A lot of people snatching up vacant lots and run down properties especially on the south end near the new Stockton University campus and the new business park going in next door. The Tenn Ave project is just getting underway, and it is in a terrible area that they are hoping to turn around. If you buy near it for that, plan on it taking a long time to appreciate and be worthwhile. We are talking bad neighborhood. 

The taxes are very high yes. On a good note you can get waterfront property for far less than any other shore town.

AirBnB is risky if you don't know the area. You must know the good and bad parts of AC, and there are unfortunately plenty of bad, and they are interspersed with the good unlike other cities where you can stay out of certain neighborhoods. In AC it is a block by block situation.

I lived in Slower Lower for 3 years and loved it. Coincidentally just read this today regarding DE:

The top industries in #Delaware are agriculture, pharmaceuticals and banking which have helped the economy and have been a driving factor for employment. Delaware is also known for being the most tax-friendly state in the nation which is definitely a contribution to its growing population. It is known for being one of the most popular retirement locations as well.

Delaware has such a prime location, within driving distance of many larger cities including Philadelphia, New York City, Baltimore, and Washington D.C. Having these cities at such close range from all areas of the state, make it one of the greatest areas for real estate investment. For Delaware in 2017, the estimated home flipping rate (% of total sales) was 16.4%, and the estimated flipping gross profit was about $78,455 on average. The estimated gross return on investment (ROI) was about 82% on average on these transactions.

The problem with most of those areas is that they were never all that desirable prior to Sandy. Keyport, Highlands, etc. You would have a real nice waterfront / view home on one lot, surrounded by run down shacks on 3 sides. '

I am sure there is ample opportunity for investement, but due diligence required.

Atlantic Highlands is probably the most desireable of the areas, with some amazing views atop the hill overlooking the bay and Manhattan

Assuming Ridgewood, Wyckoff, FL, etc $150 is a great estimate. If you sub the work out yourself you can save a lot in that region as the GC's all charge top rates and cherry pick the high dollar jobs for obvious reasons.
