@Josh Lyons If you don’t get a truck, how will you tow all of your toys on the weekends? I mean what good is all of your soon to be real estate wealth if you aren’t spending it on boats, rv’s and snow machines? J/K. Lots of great responses here and the answer depends on your personal situation. I loved my F150 as it was very practice for many uses.

@Yiming Li Contact the solar company. When I was looking at leasing (I ended up buying instead) they told me that if there was ever a time the roof needed to be replaced, they would come out and take the panels down for the work to be done, then put them back up for a nominal fee. Maybe $500-$2000 depending on the system. Perhaps you can negotiate the cost of that into the deal with seller

@Bryan DeSellem Yes it sounds like you have compared multiple different finding strategies and using your 401k May be your best option. I am using a loan against mine to fund part my 1st deal as well

@Scott Trench I know it’s not a huge discount, but if you buy online at Lowe’s, you can go through ebates and get 2% cash back. Piggyback that with discounted coupons or gift cards you can buy online and you can be at a 10-15% discount very quickly

@Jorge Pena Thanks for sharing this! One of the biggest things my father always drove home was how bad moisture is. I grew up always leaving the shower door open when finished, leaving a window cracked 365 days a year, and knew how to empty a dehumidifier by age 6. And this was also in NJ!
