I'm in Louisville and have been investing for 10 years.  Also a Realtor here.  We purchase units wholesale direct and have a partner who handles the installation.  That's the most cost effective route we've found.  For a home that size that requires zoning, wholesale you can do it for around $5k.  If you want to discuss details further, let's connect and we can discuss.

@Nawzad Babiry Louisville is a solid rental market.  Yes the hottest parts of town have pretty much peak however that doesn't mean there aren't opportunities still to be had.  

@Jonathan Greene Like all markets, Louisville has peaked in several areas.  Germantown, Butchertown, even Shelby Park to a degree are saturated at this point.  However there are still solid, consistent investments.  If you're looking for home runs, those are few and far between here now.  If you want stable consistent cash flow with acceptable appreciation, that can be found still.  Just have to know where to look.

I'm a life long Louisvillian and investor.  There is still plenty of opportunity here to develop a solid portfolio with strong cash flow.  You have to setup the right model which is key.  If anyone wants to explore the Louisville market more, feel free to reach out.

What part of Kentucky are you in?  You need to hire a local real estate attorney.  This problem is outside the scope of a Realtor.

Louisville is an extremely active investor market for the size of the city.  As others have said, deals go fast and in my view often to fast.  There are deals to be found but it really comes down to local connections, buying off market, or going into marginal areas.  If you want to try and buy cash flow, you can buy all day long in the west end, Portland, and much of the south end of Louisville.  These are often high risk with potential for high reward if you get the right situation.  Those are mostly buy and hold scenarios where you must screen tenants aggressively.  If you want flips...good luck.  I'm seeing good flips regularly go above list with 5 to 10 offers on each deal almost immediately.  I've moved to focusing on multifamily which is competitive but not as bad as single family.  A lot of outside money flows into the are as well.  Happy to help if I can about any specific opportunities or areas.

Property updated in 2015 with new plumbing, HVAC, electric panel, carpet, kitchen cabinets and appliances. Home has vinyl replacement windows. Ceramic flooring in kitchen and bathroom.  Two bedroom, one full bath with eat in kitchen and utility room with washer/ dryer hook ups.  Property would make excellent rental for investor portfolio.  Property currently vacant but was rented for $650 a month.  Agent is related to seller and has a financial interest in property.
