Louisville, KY is a very hot investment market. Have UofL right here. Student rentals are very popular and you can get a renovated duplex close to campus for around $100K. Live in one side, rent the other one out. If you want more details, let me know.

You need an on the ground team in Louisville.  On the lending side, contact Heath Majors at Liberty Financial.  He's a local commercial lender and they're very aggressive on rates and terms.  Tell him I referred you.  If you want to talk more, I work exclusively with investors and property manage as well.  All the best!

I'm an investor and realtor in Louisville. To me the age of the property isn't as much of an issue as the condition. All my rentals are 100 y/o SFR's. Most of them were built in the 1920's. If the property hasn't had any updates you're going to potentially run into issues such as old aluminum wiring, old fuse panels instead of breaker boxes, no duct work in the house, old inefficient windows, and no insulation just to name a few. If it's currently being used as a rental I'd imagine many of those issues have been addressed but not necessarily. KY real estate law requirements are not as stringent as some states but there is still a process.

I'd suggest finding good legal and tax advice on how to structure it. I hold property in severall LLC's and there is a process to it. Get the right advice to have it setup correctly from the beginning.

This has already been basically answered but if the owner was managing everything on their own without there being an MLS listing there's no way I kmow of to track rental history outside of current landlord details. Good luck.

I'm in KY. Need more details on the $3700 a month in expenses. That's 30% of your gross rent and works out to $230 a month per unit. What is this paying for? That seems like it may be high for just utilities but without more details it's hard to say. Also, as you know, the property has a direct effect on utility cost to a certain degree. Need more specifics to have a better perspective.
