So I have a duplex that just shared a mailbox. I contacted the local post master and installed two separate mailboxes with their guidance. I now have an A and B. The address was submitted to their red book and now shows up online as official address when I try to ship items from Amazon or similar websites.

I'm house hacking in a duplex in Seattle.  The vacant unit is listed for long term rental, but I heard of this company Pillow.  Pillow manages your vacation rental through Airbnb, VRBO, and Homeaway.  Pillow handles all communication and schedules cleaners.  There's an upfront fee, 15% commission, cleaning supply fee ($9/reservation), and linen ($11/sleeping surface).  Has anybody used this service? If so, what are the pros and cons.

I have a W-2 job and can't turnover the unit on my own, the reason I'm looking into Pillow as an option.

Ray Lai wow great response. I appreciate the time you put into it. One of my concerns was partial payments because it would affect potential evictions. Alex Craig I want to be able to streamline rental applications, have online payments, and online maintenance requests through one platform. It's a rental that's in an area that caters towards the millennial tech crowd in Seattle so I think online payments would be something renters in my area will appreciate.

I'm deciding between using Cozy or TenantCloud as free software to manage my duplex.  Has anybody had experience with either or recommend another free or low cost software?  Thanks!

Patrick Britton have you personally used Blue Water? What price range are they in? Are they high, middle, or low end. What do you like about them? Quality, time, communication?
