Sounds like a difficult part of town.  Any chance you could sell the remaining 5 houses and start over in a better part of town?

Congrats on your first success story Jeremy!  It sounds like you are on your way to a bright future in real estate!

I've starting using RentPrep  (www.rentprep.com)  in the last 6 months.  So far I have been happy with them.  They have different screening levels with different prices.  I usually use the "Pro Screening" $22.95.  Hope this helps.  Good luck Bradley!

IMHO I wouldn't rent to her.  The more you screen your people up front the fewer problems you will have.   Good luck Jennifer. 

Real Estate Business & Investment Opportunities is a book I would recommend.  Gives a brief overview of a lot of different ways to play the real estate game.  Good luck Daniel Sprague and congrats of making a potentially life changing decision to get involved in real estate!

I would give notice and file the eviction.  If you send non-renewal notice and they don't leave you will still have to evict them.  Start the process now.  If they pay you can always let them stay.

Have you considered buying a multi-unit property and living in one of the units?  Allows you to still get some cashflow from the property but also subsidizes the cost of your residence.
