Looking for Real Estate Agents, Wholesalers, & landlords in Gwinnett County. I am a new Investor and I dedicate a majority of my day farming areas, analyzing deals, and networking with buyers/sellers. 

I'm 23 years old live in Gwinnett County (Metro Atlanta,Ga) have little capital but potential investors. I've been spending a majority of my time "after work" researching about wholesaling  tax delinquent and probate properties. I pretty much understand how it works on black and white  but need hands on experience. Anyone willing to offer mentorship or just any help even a phone call would work. So while having a license will any sale that you make require that you pay the brokerage a commission? Or how exactly does that work?

P.S. Make sure you can commit  to your direct mail volume for at least 6 months. Even if it isn't a high quantity, the consistency is whats important. Also, be as organized as possible from the beginning.

As me and  @dooreuhnCee discussed I was told I will need some sort of capital. Is it possible I could throw out deals without major capital and use the money I have towards marketing to lure in investors?
