Wholesaling is a great way to get your feet wet by doing some quick deals and building your network in the meantime.  Ultimately you need some capital.  No money deals are possible but not plentiful as some resources may lead you to believe.  But by getting out there wholesaling you may run across a owner financed deal, or a deal that you can pull in an investor on.  

The 203k loans is a great way to bypass the capital part of it.

 Honestly I do not have MAJOR capital thats the only reason why Im pursuing wholesales starting out. Any way I can use little to no money in-order to build capital is what I'm interested in as of now. But, there seems to be many ways I just need help as far as determining which one makes sense for my situation.

My name is Craig Holston I'm 23 years old and live in Atlanta, Ga. I'm interested in investing into multi-family units in the future. As of now (due to my current finances) I'm leaning towards wholesaling properties, but I'm having difficulties finding private investors. I was wondering what would be a great professional / strategic approach to starting my investing career. Thanks.
