Shane is correct all you have to do is live in the home for 2 years and if you decide to sale all the profits are tax free.

I like the plan take advantage of living in one unit and renting out the other 3 units in the 4plex. Only downfall is being a land lord next to you tenants they can get on your nerves if you know what I mean. LOL!! If you are finding a 4 plex for $20k in working class neighborhoods I applaud you, I only found those in non-working class neighborhoods here in Memphis.

I agree with Curt Memphis is a Buy and Hold play with great cash flowing properties the appreciation in Memphis is nothing compared to Cali, Florida, Arizona, etc. But if you are looking for cash flowing properties A,B,C types then Atlanta, Cleveland, Kansas City, and Memphis are great plays in anyone's portfolios.

Good luck with your investing Nashville is a GREAT city to invest in.. The Country Music Capital of the world!!! Great appreciation in house values in that market, you should be able to buy 2 possibly 3 solid homes with the $250k.
