Post: Take Action Mentoring

Hey BP, has anyone had any experience with Take Action Mentoring with Linda Muscarello and Ray Sasser? There's extremely limited stuff online though they say they've been investing for a few decades and Mentoring for 15 years. Wanted to get any positive/negative feedback about experiences with them. They seem very good from the few events that I've been to, just wanted to ask. Thanks!

@Brian Foster The thing people from outside TX (except Alaska) have to worry about is the higher property taxes that make up for the lack of state income tax. They're paying income tax at home as well as a higher property tax here. I'm not saying never buy in TX if you live out of state (many people do), just make sure that you take this into account in your deals before diving in.

Josh Miller This is definitely a great spot to build network and connections! I too am in the beginning phases as I begin my REI journey. Our focuses seem to be the exact same in terms of using BRRRR, rentals, etc. Great to find yet another of the same mindset! Would love to meet up sometime to just talk and throw ideas off each other. I'll admit I don't have the experience you're looking for, but I've got the drive like you do. Keep working on developing that network and team!

@Brian Foster Also helpful insight. Like they say, you can make money in an up or down economy, it's simply a matter of choosing your deals correctly. Baker Hughes is back onto hiring as well as a lot of activity out at the Permean Basin. Yes, it is good to make sure that as investors we don't ride the price wave, but that doesn't mean we shouldn't invest either. I'm looking forward to getting roots down in Houston very soon.

Kelly Randolph Hey! Glad to meet another in the Houston area. Would love to get together sometime and discuss strategies and methods. I'm just starting out myself and want to get my first property in the next two months so I'm not quite the rock star your post mentions. However, I too am eager to get out there and have two rental properties by the end of this year. I'm going to the REIA meeting this week too so see you there!

@Tracie Mathis Welcome to the community! Congrats on getting the first property! I have yet to sit down and purchase one. Still forming my team and educating myself at this moment. Any part of Houston that you're looking at in particular? I too am looking at the buy and hold method. Let me know if there's anything I can do to help. As others have said, this website is a great resource to learn from, though does require some sorting through.

Hey BP community. I have a co-worker that is starting to look for their first home. They are currently looking for a move-in of August time frame as that is when their current rental lease expires. It came to mind this morning that this could be a potential opportunity to do my first real estate investment via a house flip. I was wondering if anyone had any experience of having co-workers as clients and how it went/what was the arrangement? I haven't talked with him yet, but I was thinking of the options of either doing the traditional flip route where I buy the home, rehab it, then sell it to them or do the "Fixer Upper" on HGTV route where we select the home with them, come up with rehab options, then work our fees into the rehab cost. Either way, they will be involved in the house selection and rehab options as we would be working with them directly. He knows I'm getting into REI so that foundation is already established. They are exploring using an FHA loan as they don't have a lot of money for a down payment. Their range is roughly $180k (he said $200k is their top, but talking more with him, I advised him not to go that high considering what little I know of his financial situation). If I go the route of me buying the home, this would give me several exit strategies if they back out for some reason: sell it to them as planned, use it as a SFR, traditional flip. They're also considering town homes as well.

Anyway, would love to hear your thoughts on methods to go about this with them.
