I’m currently under contract to buy a small office building downtown. I have a relationship with the seller, but was able to get the seller to carry back a 15% second mortgage, at 2% interest, with no payments due until a balloon in 3 years. I could’ve gotten the whole 25% carried back, but the bank required me to have 10% of my own money into the deal since it’s strictly an office building.

@Craig Cruz Call Shawn Cunningham, at the Cunningham Group (I think they’re RE Max) He’s a very knowledgeable guy, and they do lots of investor business, and property management if that’s anything you’re looking into!

I had an interesting opportunity come across my desk. There’s a small commercial property located in the next town over, that houses a small laundromat, a single bay car wash, and has an apartment above that. I get the gist that it can be bought “right.”

I’m waiting on P&L’s from the listing broker, but what else should I be looking for? I have done apartments and self storage, so this is a little outside my core competencies, but if the price is right, I’d like to investigate it more.

Would anyone have an offering memorandum template that they wouldn’t mind sharing? I am trying to create a sales packet for two commercial properties we are in the process of listing, and this would be super helpful!
