Thanks @Jeff Rabinowitz. I agree, it does make it easier if I'm completely honest. Hopefully, it doesn't scare anyone away.

@Steve G. That opening line is definitely an unfair advantage! Thanks for responding.

So I guess my pitch should be "I'm an investor and I'm here to help you achieve your goals if you decide to sell. I'm interested in either buying the property myself or finding you another buyer that will pay you what you're asking." 

How does that sound?

@Vincent Crane @Shedrick Nettles Doesn't this approach increase your risk should the market tank again? In other words, If you're holding many properties, and the market takes a dip, your exit strategy is now much farther away. Versus a flip where you get the profit back right away and continuously build cash. 

My approach would be to only hold multi-family property since those seem a bit more insulated from tanking in a bad market because they are priced against cap rate, not market value. Right?

BTW, I could be completely wrong here, just thinking out loud...

@Brandon Hall I'm confused by your example. If I take a $60,000 salary and a $40,000 distribution, wouldn't I pay more in taxes? That $40,000 would be taxed at my normal income tax rate, which is higher than the15% SE tax...

Do you guys say that you're an investor voluntarily or wait until the seller asks?

When talking to sellers, what opening line do you start with when explaining why you mailed/called them?

How would you answer the question: "Who are you?"

How would you answer the question: "What's in it for you?"

@Joseph Konrad @Sharon Vornholt Wow, 3 different websites. Seems like a lot to manage. What about just having a lead gen site? It's my understanding that if you have high-quality, consistent deal flow, you won't have to worry about finding buyers and lenders... the money will come to you.

I'm about to send out my first mailers and I'm hoping you can help me with a few questions:

1. Did you use a pre-written letter from yellowletters.com or did you write something custom? If custom, what?

2. What size letter?

3. Did you include the name of the owner in the letter?
